
Harrison Street and Meridian Group Acquire 431,000-SF Northern Virginia Office Portfolio
A joint venture comprising Meridian Group, Harrison Street Asset Management, and HLM Associates has acquired two office campuses totaling 431,000 square feet in Chantilly, Virginia. The transaction includes five buildings across the Stoneleigh and Newbrook campuses, situated in Fairfax County's Westfields submarket at 4800 and 4840 Westfields Boulevard, alongside 14150, 14151, and 14155 Newbrook Drive. An affiliate of the RMR Group was the seller.
While the buyers did not officially disclose the transaction terms, reporting places the purchase price near $67 million. The partnership intends to deploy capital toward infrastructure modernizations and expanding secure-facility capabilities, tailored specifically for defense, intelligence, and national security contractors.
The deal represents the launch of Meridian’s dedicated investment platform targeting mission-critical and classified government installations. By teaming with HLM Associates, which specializes in classified facilities, the investors aim to leverage high barriers to entry and steady federal contracting demand in the Northern Virginia corridor.
