Permit Applications Submitted for 38-Unit Infill Building at 5035 International Boulevard in Oakland

Permit filings have been submitted for a new multi-family infill development at 5035 International Boulevard in the Melrose neighborhood of East Oakland. Property owner LCD Enterprises Group LLC plans to construct a 38-unit residential building on the 0.1-acre corner parcel at 51st Avenue.

Designed by Los Angeles-based Franklin Studios, the proposed 84-foot-tall structure will span roughly 12,460 square feet. The design incorporates five primary stories and three mezzanine tiers, effectively functioning as an eight-story structure. Plans allocate ground-level space for bicycle parking. The project features an affordable housing component, reserving 15% of the residences for very low-income households and 10% for moderate-income households.

The development site currently contains a two-story apartment building dating back to 1922, which will require demolition. Located just over one mile from the Fruitvale BART Station, the project leverages urban infill opportunities along a major transit corridor. Cost projections and construction schedules have not yet been disclosed.
