
UrbanCore Secures Notice to Proceed for 53-Unit Senior Project in Orinda
UrbanCore Development has received a Notice to Proceed to begin construction on Vista Verde, an affordable senior housing complex located at 10 Irwin Way in Orinda. General contractor Brown Construction will lead the build on the 1.38-acre hillside site situated adjacent to the Orinda Community Church.
The approved project will rise 51 feet across 72,600 total square feet, allocating 38,890 square feet to residential space and 13,760 square feet to a 32-vehicle garage. The development encompasses 53 apartments, consisting of 52 income-restricted units and one manager's unit. The unit breakdown includes 33 one-bedroom and 19 two-bedroom floor plans, designated for very-low-income (8 units), low-income (30 units), and moderate-income (13 units) senior households.
Designed by Dahlin Group with landscape architecture by Jett, the podium structure features balconies, a community room, landscaped open space, and multiple roof decks. Financing closed on August 12 in partnership with Citi Community Capital and Concore Development Group.
For Bay Area developers, this infill senior project demonstrates successful entitlement and financing execution within high-barrier suburban East Bay submarkets.
