
JPI Secures Site for $125 Million, 257-Unit Apartment Project in Gardena
Texas-based developer JPI has acquired a 2.14-acre site at 16911 S. Normandie Avenue in Gardena, with plans to break ground in September on a $125 million, 257-unit apartment complex. The project involves redeveloping a former industrial building into a five-story residential structure, expected to be completed by March 2029.
The approved plans for the Normandie Apartments include a mix of studio, one-, and two-bedroom units, with seven designated for moderate-income renters, alongside parking for 416 vehicles. JPI Senior Vice President Seth Dorros highlighted the region's strong employment base, particularly in aerospace and defense, noting the project aims to meet the demand for quality housing where new supply has lagged.
This development is part of a larger approval that also encompasses 75 townhomes by Saiko Investment Corporation and NextGen Apartments on an adjacent parcel. JPI is also pursuing a 525-unit project in West Carson, underscoring its focus on the South Bay market. The Gardena project contributes to the area's ongoing multifamily housing growth, following other recent completions.
