
Five Townhome-Style Residences Planned for Hollywood Parking Lot
A surface parking lot located at 1254 N. Orange Drive in Hollywood is slated for redevelopment into a new housing project. An application filed with the Los Angeles Department of City Planning outlines plans for five townhome-style residences. The project, spearheaded by property owner PB Orange, LLC and LTM Development, will feature contemporary three-story homes, each designed with four bedrooms and a private garage.
Notably, the development also intends to preserve an existing 12-unit apartment building on the same lot. The project is leveraging California's SB 684, a state bill designed to streamline the approval process for small lot home developments. Public records indicate that the project site was last sold in late 2025 for $2.45 million. This development reflects an ongoing trend of converting underutilized urban parcels into denser residential housing, utilizing state legislation to facilitate the process.
