HVN Development Proposes 60-Unit Affordable Project in Mar Vista

HVN Development has submitted an application to the Los Angeles Department of City Planning for a new affordable housing project in the Mar Vista neighborhood. The proposal outlines the demolition of an existing triplex at 12508 W. Pacific Avenue to construct a seven-story residential building.

Designed by Stockton Architects, the structure will encompass 60 one-bedroom apartments without on-site vehicular parking. The exterior design incorporates a combination of stucco, stone veneer, and siding. Aside from a single manager's unit, the apartments will target low- and moderate-income households.

To construct a larger building than standard zoning regulations permit, the developer is utilizing incentives available under the citywide housing incentive program. This submittal adds to HVN Development's growing local pipeline, which includes another recently permitted project located one block east on Pacific Avenue.

For multifamily developers and land-use professionals, the filing underscores the ongoing deployment of municipal density incentives to maximize unit counts on compact urban infill parcels without parking mandates.
