
Leo Pustilnikov and Hope the Mission File Plans to Renovate Two Historic DTLA SRO Properties
A development partnership led by Leo Pustilnikov and non-profit provider Hope the Mission has filed renovation applications for two Downtown Los Angeles properties previously held by the defunct Skid Row Housing Trust.
The venture, operating as Hope for an Affordable LA, LP, submitted tenant improvement plans to the Los Angeles Department of City Planning for the Olympia Hotel and the St. George Hotel. At 1201 E. 7th Street, the three-story Olympia Hotel will undergo refurbishments while maintaining all 46 existing affordable housing units.
More extensive interior work is planned for the century-old St. George Hotel at 113 E. 3rd Street. Filings indicate the six-story structure will be reconfigured from 88 single-room occupancy units into 69 efficiency apartments.
Pustilnikov acquired 17 properties from the trust's 29-building portfolio out of receivership following the organization's collapse in 2023. These filings represent initial steps in stabilizing and modernizing distressed permanent supportive housing assets across central Los Angeles.
