
Site Preparation Underway for Downsized Senior Affordable Housing in West Hills
Site preparation has commenced for a senior affordable housing development located at 7556-7572 N. Woodlake Avenue in the West Hills neighborhood of Los Angeles. JZ Development, LLC, the project applicant, had previously secured city approvals in 2024 for a five-story building comprising 332 apartments designated for low- and moderate-income seniors, with JZA Architecture providing the design.
However, recent permits from the Department of Building and Safety indicate a revised, smaller scope for the project. The current plans detail a four-to-five-story structure that will now contain 160 residential units. The Los Angeles City Planning Commission had upheld the initial project approval last year, which aimed to transform the approximately 96,000-square-foot site, formerly home to a 1920s single-family residence, into much-needed senior housing. This adjustment highlights the dynamic nature of development projects, where initial approvals can be followed by significant modifications during the pre-construction phase. For developers and lenders, understanding these potential changes is crucial for accurate project feasibility assessments.
