
Six-Story, 75-Unit Apartment Complex Proposed on Baird Avenue in Reseda
Plans filed with the City of Los Angeles outline a proposed six-story multifamily development at 7034–7046 N. Baird Avenue in Reseda. Led by developer Efi Meirson, the project would replace six existing residential homes just off Reseda Boulevard with a new 75-unit apartment building.
The development program features a mix of one-, two-, and three-bedroom apartments positioned over a semi-subterranean parking garage engineered to accommodate 100 vehicles. To achieve the proposed scale, the applicant is seeking density bonus incentives to exceed base zoning parameters. In exchange for the developmental allowances, 12 units will be restricted as affordable housing designated for very low-income households.
Designed by JZA Architecture, architectural plans depict an O-shaped structure organized around a central interior courtyard alongside a rooftop amenity deck. The property sits near the commercial junction of Reseda Boulevard and Sherman Way, in proximity to the Reseda Theatre.
For multifamily builders and infill developers, this project illustrates how density bonus incentives continue driving mid-scale residential consolidation across transit-adjacent San Fernando Valley corridors.
