Wood framing is progressing for a new six-story affordable housing complex located at 5110 Washington Boulevard in Los Angeles' Mid-City neighborhood. Developed by Orion Capital, the project will deliver 124 one- and two-bedroom apartments, alongside parking for 50 vehicles. JPark Architects designed the contemporary podium-type building.

The development received project approvals through density bonus incentives, which facilitated a larger building than standard zoning would permit. Additionally, streamlined approvals were granted under Executive Directive 1, highlighting the city's push for accelerated housing production. Orion Capital, which previously focused on housing near the USC campus, is increasingly developing affordable housing projects throughout Central Los Angeles. This development exemplifies how policy tools like density bonuses and executive directives are being utilized to bring much-needed affordable housing units to market in urban areas.
