A commercial parcel in Rosemead may soon transition to residential use under a new development proposal. According to an environmental study released by the city, an affiliate of Upland-based Lewis Group of Companies plans to demolish a 268,000-square-foot office building at 1515 Walnut Grove Avenue to clear the way for 191 residential units.

The proposed project spans more than nine acres and requires both a general plan amendment and a zone change. Designed by Woodley Architectural Group, the master plan features Mediterranean-style, three-story buildings configured as tandem and row townhomes. Layouts will include a mix of two-, three-, and four-bedroom floor plans arranged around private interior streets, pedestrian pathways, open green space, parking, and on-site residential amenities.

Once construction breaks ground, work is scheduled to take approximately 34 months to reach completion.

The proposal illustrates an ongoing regional push to reposition underutilized commercial office real estate into medium-density infill housing through discretionary land-use approvals.
