
Strauss Investments Acquires Valencia Office Campus from Harbor Associates for $32 Million
Strauss Investments, a San Diego-based firm, has acquired the Commons at Valencia, a 157,189-square-foot Class A office campus in Santa Clarita's Valencia neighborhood. Harbor Associates sold the property for $32 million, translating to about $204 per square foot. CBRE facilitated the sale, representing Harbor Associates.
The campus, located at 25124 and 25152 Springfield Court, comprises two three-story buildings and a two-story parking structure. Built in 2005, it received extensive renovations in 2020 and is currently 79 percent leased. Tenants include professional services, insurance, financial services, and real estate firms.
CBRE Senior Vice President Mark Shaffer highlighted strong investor interest, citing the property's robust tenant roster, recent capital improvements, and strategic location within a leading suburban office market. The Valencia submarket demonstrates consistent growth in its residential and employment bases. This transaction reflects continued investment appeal for well-positioned, renovated office properties in thriving Southern California suburban areas.
