Los Angeles County Approves 60-Unit Apartment Complex in West Whittier

The Los Angeles County Board of Supervisors has granted approval for a zone change alongside other discretionary entitlements to facilitate a new multifamily housing development in unincorporated West Whittier. Sponsored by property owner Marisela Garcia, the project is planned for a parcel situated at 7914 Broadway Avenue, just north of Washington Boulevard.

Architectural plans prepared by Design Plus Services outline a five-story, podium-style building containing 60 residential units across one-, two-, and three-bedroom layouts. Vehicle parking will be accommodated on an adjacent surface parking lot. To secure project approvals and density bonus incentives, the development will designate seven apartments as deed-restricted affordable units reserved for households earning at the very low-income threshold.

The property is situated near the intersection of Washington Boulevard and Norwalk Boulevard, placing it in proximity to a planned transit station on the future East Los Angeles extension of the Metro E Line.

For multifamily developers and investors, the approval demonstrates the county's willingness to grant zoning modifications and density bonuses for transit-adjacent infill residential projects in unincorporated communities.
