Buena Park City Council Approves 231-Home Residential Development on Former Amway Site

The Buena Park City Council has granted entitlements for a significant residential project by Shopoff Realty Investments at 5600 Beach Boulevard. This development will convert a nearly 14-acre property, currently occupied by the Amway Corporation, into a vibrant housing community. Plans call for the construction of 231 townhomes and duplex units, complemented by an additional 50 units designated for senior affordable housing.

Shopoff Realty Investments acquired the triangular site in February 2025. The existing 370,000 square feet of industrial space will be redeveloped to include a community pool, recreation areas, and other common spaces. KTGY is responsible for the design, which features contemporary three-story homes. Amway is expected to vacate the property by the end of the year, after which a development partner will oversee construction.

According to Shopoff Realty CEO Bill Shopoff, the project aims to address Orange County's demand for attainable and diverse housing, catering to first-time homebuyers and Buena Park's growing senior population. This industrial-to-residential conversion aligns with the city and county’s evolving needs, providing homes for various stages of life. Developers should note the successful entitlement of large-scale residential projects on redeveloped industrial land in Orange County.
