
Gantry Secures $9 Million Permanent Loan for Temecula Office Building Refinancing
Gantry has successfully arranged a $9 million permanent loan for the Vail Ranch Town Square, a three-story office building situated at 32605 Temecula Parkway in Temecula, California. This financing, provided by a life company, is designated to retire an existing CMBS loan on the property. Tony Kaufmann, Toby Judge, and Jake Davis of Gantry acted as representatives for the borrower, a private real estate investor based in Southern California, during the transaction.
The 55,000-square-foot facility is fully leased to a variety of tenants, including medical, dental, behavioral health, and other professional service businesses, underscoring its stable occupancy. Gantry will also undertake the servicing of this new fixed-rate, three-year loan for the lender. This transaction reflects ongoing capital markets activity for well-performing commercial assets. For developers, investors, and lenders, the ability to secure long-term, fixed-rate debt from life companies is crucial for refinancing existing obligations and ensuring financial stability, especially for properties with strong tenant demand in suburban markets.
