U.S. Government Acquires Three ICE Detention Facilities in Adelanto, CA for $950 Million
The U.S. government, through the Department of Homeland Security (DHS), has completed the acquisition of a three-property immigration detention complex in Adelanto, California, from GEO Group for $950 million. Located in San Bernardino County, the transaction includes two ICE processing centers and the 704-bed Desert View Annex, totaling 2,644 beds.
GEO Group, a Florida-based prison operator, expects to net approximately $705 million from the sale after accounting for taxes and transaction fees. The company plans to utilize these proceeds, alongside operating cash flow, to reduce its debt and fund share repurchases. Notably, GEO Group will continue to provide support services at all three facilities under an existing contract with ICE, which is set to run through December 2029, with an option for a five-year extension until December 2034.
This acquisition is part of a broader strategy by DHS and ICE to expand their real estate footprint, which has recently involved negotiations for office leases and the acquisition or leasing of large detention properties. For developers and investors, this highlights the federal government's ongoing demand for specialized real estate assets and long-term operational contracts.
