Shorenstein Leases 78,000 SF at Repositioned D.C. Office Building
Shorenstein said it has signed about three office leases covering roughly 78,000 square feet at 901 K Street NW, a building it recently repositioned in Washington, D.C.'s East End. The largest deal went to policy analysis and consulting firm Capstone, which took approximately 43,000 square feet. Government relations firm Monument Advocacy leased 25,000 square feet, and the Skoll Foundation, a nonprofit, took 10,000 square feet. Avison Young, which represented Shorenstein, disclosed the tenants but not lease terms or asking rents. Shorenstein bought the property in June 2025 for $84.3 million, according to property records, and spent the past year on upgrades including a renovated lobby, a new conference and event center, rooftop terrace enhancements and expanded tenant amenities. Avison Young's brokers framed the results as evidence of continued tenant demand for higher-quality space, pointing to location, amenities and nearby retail as draws. For owners and lenders, the deal shows that spending on lobby, amenity and common-area upgrades can translate into leasing activity in a downtown D.C. submarket, even when rent figures stay undisclosed.
