
Main Street Marketplace Retail Center in El Cajon Sells for $17.5 Million
DPI Retail has completed the sale of Main Street Marketplace, a grocery-anchored shopping center located in El Cajon, California, for $17.5 million. The buyer is First Corner LLC, an entity affiliated with Manolo Farmers Market, which has been the property's anchor tenant since 1988.
The 75,328-square-foot retail center, constructed in 1979 at 1045-1099 E. Main St., was 94.7 percent occupied at the time of sale. Major tenants include dd’s Discounts, which occupies two-thirds of the gross leasable area, alongside Bellus Academy, D C Cleaners, and Total Vision El Cajon. Brokers from Marcus & Millichap and Institutional Property Advisors (IPA) represented the seller in this transaction. This deal highlights continued investor interest in well-located, high-occupancy retail assets, particularly when an established anchor tenant seeks to consolidate ownership.
