Final Environmental Report Published for San Bruno’s Tanforan Mall Redevelopment
The Final Environmental Impact Report (EIR) has been published for the extensive redevelopment of the Tanforan Mall in San Bruno, San Mateo County. This marks a crucial step forward for the 44-acre, BART-adjacent property, which is being transformed into a mixed-use neighborhood by Alexandria Real Estate Equities and Strada Investment Group.
The master plan includes 1,014 residential units, approximately 112,000 square feet of new retail, and 724,000 square feet of life science and office space, alongside an amenity building, open spaces, and parking. The project incorporates two 'flex zones' designed to adapt to future market conditions and user demand. One scenario for these zones proposes an additional one million square feet of life science and office space, while another offers 500 more apartments, 100,000 square feet of retail, a 170-room hotel, and 450,000 square feet of lab/office space.
Gensler is the project architect, with James Corner Field Operations handling landscape design. The City of San Bruno drafted the EIR under the California Environmental Quality Act (CEQA), concluding a multi-year review. The Planning Commission will hold a public hearing on October 20th. Demolition and site preparation are anticipated next year, with construction phases commencing in 2028 or 2029. This project represents a substantial addition of housing and commercial inventory to the Bay Area.
