Venice Infill Project Proposes 12 Homes at 2315 S. Oakwood Ave.

A pair of single-family homes in Venice would be replaced by a multifamily building under a new application filed with the Los Angeles Department of City Planning. The proposal calls for a four-story structure at 2315 S. Oakwood Avenue with 12 two- and three-bedroom homes and parking for eight vehicles at street level.

To build a larger structure than base zoning allows, the project is seeking density bonus incentives. In return, two of the apartments would be reserved for very low-income households.

City records list Arterberry Cooke, a Los Angeles architecture firm, as the designer. The building is described as a contemporary low-rise design. The applicant, 2317 Oakwood, LLC, is connected to construction firm Racing Green Group. The article notes that a similar project was recently approved on a nearby site along Pisani Place.

For developers and lenders, the filing shows how density bonus incentives paired with a small affordable set-aside can add units on lots currently developed with single-family homes.
