Trammell Crow Nears Topping Out on 480-Unit Alexan Icon in South San Francisco

Construction is approaching the topping-out milestone for Alexan Icon, a major multi-family development by Trammell Crow Residential in South San Francisco. Located at 100 Produce Avenue and 124 Airport Boulevard, the development encompasses two seven-story, 85-foot-tall buildings containing a combined 480 residential units across 743,700 gross square feet.

Designed by TCA Architects, the project features a mix of 98 studios, 228 one-bedroom, 140 two-bedroom, and 14 three-bedroom residences, including 60 deed-restricted affordable units. Building One at 124 Airport Boulevard will deliver 294 homes across 455,860 square feet, while Building Two at 100 Produce Avenue will offer 186 homes within 287,230 square feet. The four-acre site includes a two-story podium garage accommodating 560 cars and 480 bicycles, along with 16,670 square feet of residential amenities.

Kennedy Wilson backed the development in August 2025 with a $183 million construction loan. Situated near Colma Creek and the South City Caltrain station, the transit-adjacent project provides critical workforce housing capacity for the nearby East Side life sciences commercial hub, with move-ins anticipated by late 2027.
