
American Housing Co. Proposes 368-Unit Affordable Tower in Downtown San Jose
A new development proposal has emerged for a 0.5-acre site at 439-451 South 4th Street in San Jose, spearheaded by American Housing Co., a subsidiary of Oakland-based firm oWow. This plan aims to construct a 25-story, 261-foot tower, largely echoing a previously approved project from 2024 under different ownership. The most notable update is a significant increase in residential units, now totaling an estimated 368 affordable, below-market-rate apartments, alongside four manager's residences.
While exact designs are still pending and oWow may utilize its in-house architectural team, the site's strategic location near downtown San Jose's business district, San Jose State University, and public transportation makes it highly suitable for high-density construction. Despite its prime position, previous development proposals for this site have faced challenges in moving forward, even after securing necessary city approvals. Housing advocates in San Jose are hopeful that this latest iteration will successfully advance, addressing the critical need for affordable housing in the region. The project's progression will be a key indicator for future high-density, affordable developments in the city.
