San Jose Entitles 168-Unit Affordable Complex at 143 South Third Street

The City of San Jose has greenlit entitlements for a seven-story, 168-unit affordable housing project at 143 South Third Street in downtown. Developed via a partnership between The Sobrato Organization and The Pacific Companies, the project replaces an existing surface parking lot with high-density income-restricted housing.

Designed by Architects Orange, the podium building features five residential levels positioned over five levels of vehicular parking, three of which will sit below grade to cap above-ground height at seven stories. The residential program reserves 133 units for low-income tenants, 33 units for very-low-income tenants, and two units for on-site management. Upper residential floors will center around an interior open-air courtyard.

The developers anticipate a 24-month build timeline once work begins and have requested extended construction hours from municipal officials. Located two blocks from San Jose State University and adjacent to a VTA light rail station, the infill development provides transit-oriented affordable density near major downtown employment centers.
