
Ventas Acquires 136-Unit Senior Living Community in Oxnard for $56.54 Million
Ventas, a prominent real estate investment trust specializing in senior housing, has completed the acquisition of Clearwater at Riverpark, a 136-unit senior living community located in Oxnard, California. The transaction, which closed on July 15, 2026, was valued at $56.54 million, equating to over $415,700 per unit. JLL Capital Markets represented the seller, Chicago-based Harrison Street Asset Management, in the deal.
Built in 2018, the property at 750 Clyde River Place is situated within Oxnard’s Riverpark master-planned community, adjacent to The Collection at Riverpark. It spans 153,297 square feet across 3.8 acres and offers residences averaging 809 square feet, along with various amenities. Clearwater Living continues to operate the community. JLL noted that this sale underscores the persistent institutional demand for newer senior housing properties in markets with limited development opportunities, signaling continued investor confidence in this asset class.
