Local investors are actively acquiring office properties in Washington D.C. at significant discounts, capitalizing on institutional owners divesting assets at losses. For example, Garfield Investments and Broad Creek Capital purchased 1667 K Street NW for $26.2 million, a 59% reduction from its assessed value. Similarly, Taicoon Property Partners secured 1400 K Street NW for less than half its assessed value, and FarmViewVentures acquired 1250 Connecticut Avenue NW at foreclosure for $16 million, down from $50 million.

Major institutional players like BGRE (formerly Brookfield Properties) have substantially reduced their D.C. office portfolios, and others like James Campbell Co. are pivoting to industrial assets. Tishman Speyer also sold 900 19th Street NW for approximately $30 million, well below its assessed value. These local buyers plan substantial renovations, such as a $10 million investment at 1667 K Street and $15 million at 1250 Connecticut, to attract tenants seeking competitive Class A space. This strategy allows them to achieve returns that were challenging for previous owners burdened by legacy debt, as institutional capital shifts towards infrastructure and data centers. The D.C. Class A office market saw 218,400 square feet absorbed in Q3, indicating some tenant demand.
