
Caroline Pompano Beach Apartment Community Opens on Former Macy’s Site
The Caroline Pompano Beach apartment community has commenced operations at 1200 NE 23rd Street, situated within the Pompano Citi Centre in Pompano Beach. Developed by Morgan, with Carlyle as an equity partner, the project repurposed a former Macy’s site and adjacent parking areas. Designed by MSA Architects, the community features 352 units across eight four-story, garden-style buildings.
Morgan Construction served as the general contractor, and Santander provided financing for the development. The property, located alongside the Pompano Beach Municipal Golf Course, integrates a new residential component into the existing shopping center, offering residents walkability to retail, dining, and services. Evan Schapiro of Morgan noted that the redevelopment introduces new housing and activates the shopping center.
Residences include studio, one-, two-, and three-bedroom layouts with modern finishes. Amenities encompass a co-working lounge, fitness center, heated swimming pool, pickleball court, dog park, and electric vehicle charging stations. The development also includes a 15 percent workforce-housing set-aside and aims for NGBS Green Bronze certification. The clubhouse and first residences were completed in July 2026, with initial resident move-ins starting in September.
