
Caroline Pompano Beach Apartment Community Opens on Former Macy’s Site
The Caroline Pompano Beach, a 352-unit apartment community, has officially opened at 1200 NE 23rd Street, within the Pompano Citi Centre in Pompano Beach. Developed by Morgan with Carlyle as an equity partner, the project repurposed a former Macy’s department store site and adjacent parking areas into eight four-story residential buildings. MSA Architects designed the garden-style development, with Morgan Construction serving as the general contractor and Santander providing financing.
This development introduces a significant residential component to the Pompano Citi Centre, allowing residents direct access to retail, dining, and services. Evan Schapiro of Morgan highlighted the project as a demonstration of how thoughtful redevelopment can create new value by activating underutilized commercial spaces with new housing. The community includes a 15 percent workforce-housing set-aside and is designed to achieve NGBS Green Bronze certification. The clubhouse and first residences were completed in July 2026, with initial resident move-ins beginning in September. This project adds new housing supply and revitalizes a key commercial area in Pompano Beach.
