St. Petersburg High-Rise Project Revised to Include Affordable Housing for Incentives

BendinRoad Development is moving forward with revised plans for its 'Residences at 1663' project in St. Petersburg, Florida. The Tampa-based developer initially secured approval for a 13-story tower featuring 120 units, split between 60 short-term rentals and 60 standard apartments. However, to access various financial incentives, the project at 1663 1st Ave. S. in Pinellas County has been updated to incorporate affordable housing.

The revised plan maintains the total of 120 residential units, but 48 of these will now be designated as affordable housing. These units are intended for households earning at or below 80 percent of the area median income, which for Pinellas County is based on a median family income of $104,700. Despite this significant change in unit designation, the architectural design and communal amenities, including a 13th-floor amenity deck with a pool, fitness center, and co-working space, will remain consistent with the original proposal.

Bold Line Design serves as the architect, with Kimley-Horn handling civil engineering and landscape architecture. Nicholas & Associates is slated as the general contractor, with construction anticipated to commence in the first quarter of 2027. This strategic adjustment by BendinRoad Development highlights how developers are adapting project scopes to align with local policy goals and secure financial support for new residential construction.
