Kolter Urban Proposes Two 44-Story Condo Towers for Former Hilton Site in St. Petersburg
Kolter Urban has unveiled plans for a substantial two-tower condominium development on the 3.01-acre site currently occupied by the Hilton St. Petersburg Bayfront in Pinellas County. The proposed project, located at 333 1st Street South, envisions two 44-story towers, each reaching 509 feet above grade. This venture represents one of the largest condo developments ever proposed for the St. Petersburg area.
The development is slated to feature 325 condominium units, complemented by nearly 18,000 square feet of commercial space. Parking provisions include a 591-spot garage on-site, with an additional 207 spaces reserved in the adjacent Saltaire parking garage. The entire project would encompass 1.32 million square feet of new construction, a significant increase over the existing 1970s-era hotel structure it would replace.
Kolter Urban acquired the parcel in 2023 for $96 million. While initial plans considered a single residential building, the developer later shifted to the current two-tower design. Sources suggest the towers might operate under the Ritz Carlton brand, though this remains unconfirmed. If approved, this project will dramatically reshape the St. Petersburg skyline and add considerable residential density to the downtown core.
