Newmark Secures $76.2 Million Bridge Financing for Orlando’s Citron Multifamily Project
Newmark recently facilitated $76.2 million in construction take-out bridge financing for the Citron at The Packing District, a 354-unit multifamily development located in Orlando, Florida. This financing was secured on behalf of EMBREY, the landlord for the project. The Citron community, delivered in 2025, features a five-story residential building offering one- and two-bedroom units ranging from 632 to 1,346 square feet.
The property is a key component of the broader $700 million Packing District, a 202-acre mixed-use redevelopment. This district, master-developed by Dr. Phillips Charities and Dr. Phillips Inc., transforms a former industrial zone and cypress swamp that was historically central to Central Florida’s citrus industry. The area now provides residents with access to retail, dining, employment centers, a Publix, and the Great Southern Box Co. food hall.
Citron's amenities include a top-floor deck with a media room, a resort-style swimming pool, a Wi-Fi lounge with a conference room, micro-offices, and an adjoining six-story parking garage. This financing deal highlights continued investment in large-scale urban redevelopment projects and the availability of capital for completed multifamily assets in growing Florida markets.
