
Subtext Unveils 626-Bed VERVE Orlando Student Housing Near University of Central Florida
Subtext has officially opened VERVE Orlando, a significant student housing development located at 3133 North Alafaya Trail, strategically positioned near the University of Central Florida (UCF) in Orlando. This 446,078-square-foot property offers 626 beds across 200 residential units, ranging from studios to five-bedroom apartments, designed to accommodate the university's substantial student population.
Developed through a collaboration with FrontRange Capital Partners and Nuveen Real Estate, with design by Dwell Design Studio and interiors by ESG Architecture & Design, construction by Live Oak Contracting began in summer 2024. Residents started moving in by August 2026, aligning with the 2026-2027 academic year. The project is Subtext’s first completed student housing venture in Florida.
VERVE Orlando is less than a quarter-mile from UCF’s main campus, providing an eight-minute walk for students. It boasts over 37,000 square feet of indoor and outdoor amenities, including a 24-hour fitness center, yoga room, wellness suite, courtyard pool, and various academic and recreational spaces like study pods, a golf simulator, and a podcast room. Additionally, the development included widening the sidewalk along Innovation Trail North to enhance pedestrian access to the UCF campus. This new housing option directly supports the needs of UCF, which reported over 70,000 students in fall 2025, making it Florida's largest university by enrollment.
This project adds crucial Class A, fully amenitized student housing capacity to a major university market, improving living options and connectivity for a large student body.
