Stockbridge Acquires Upper Marlboro Industrial Property for $56.6 Million

Stockbridge, a San Francisco-based investment management firm, has completed the acquisition of a 203,000-square-foot industrial property in Upper Marlboro, Maryland, for $56.6 million. The Class A facility, situated at 8511 Pepco Place, was sold by TA Realty, which had purchased the asset in 2022 for $56.2 million. Cushman & Wakefield represented the seller in the transaction.

The 13-acre property, constructed in 2008, is fully occupied by Harris Company, a mechanical contractor specializing in services for hyperscale data center operators. Harris Company initially leased about 34 percent of the building before expanding to fill the entire space. The facility is strategically located near the Capital Beltway and Joint Base Andrews, featuring 26 dock doors, two drive-in doors, and ample parking.

This acquisition highlights the strong demand for industrial space in the Greater Washington area, driven by the expanding data center industry's need for construction, infrastructure, and operational facilities. For developers and investors, the deal underscores the continued value of well-located, fully leased industrial assets, particularly those supporting critical infrastructure sectors.
