JLL has brokered the sale of Ridge Pointe, a 132-unit apartment building in Fort Lee, a Northern New Jersey community. The property opened as an office building in 1985 and was converted to residential use in 2014. Its apartments range from studios to three-bedroom layouts, averaging about 1,296 square feet, and shared amenities include a rooftop lounge, a screening room, a fitness center, a billiards room and a children's playroom.

A JLL team led by Mike Oliver and Steve Simonelli represented the seller, which was not named. A separate group at JLL, including Thomas Didio Jr. and Gerard Quinn, arranged acquisition financing through Balbec Capital for the buyer, SELA Realty Investments.

The deal is notable because it involves a building that was originally an office property, showing one path for older commercial stock to move into the residential market. The sale was reported on October 26, 2026.

For developers and lenders, the takeaway is that converted office buildings with strong amenity packages in Northern New Jersey can still attract institutional buyers and debt.
