New York State Court System Leases 16,000 SF Office in Garden City

Deals

The New York State Unified Court System has signed a lease for 16,000 square feet of office space in Garden City, on Long Island. The space occupies the third floor of Garden City Center, a 200,000-square-foot building. According to the report, the property offers shared amenities including a conference center, a fitness center, a café and a tenant lounge.

Ralph Guiffre of CBRE handled the tenant side of the negotiations. Andrew Wiener and Robert Fisher represented the landlord, The Feil Organization, on an internal basis.

The deal shows that public-sector tenants continue to lease suburban office space in established, amenity-rich buildings. The report does not disclose lease terms, rent levels or the length of the commitment, so those details are not known from this coverage.

For owners and lenders, the practical takeaway is that well-amenitized suburban office buildings can still attract large institutional tenants, so marketing packages should emphasize on-site services and shared facilities.
