Hunington Breaks Ground on 279-Unit Apartment Project in Katy

CompaniesMarkets

Hunington Residential has started construction on The Vic at Sunterra, a 279-unit apartment community in Katy, Texas. The project is an arm of Houston-based Hunington Properties, and it sits inside the Sunterra master planned community, which recorded 1,024 new home sales in 2025 and ranked fifth nationally according to RCLCO.

The developer has five new multifamily projects in its Houston pipeline. The next one, The Vic at Tamarron, is set to begin in early 2027 in the Tamarron community, also in Katy. A groundbreaking in Texas City is expected after that.

The article points to improving apartment fundamentals. Transwestern reported a 91.2% occupancy rate in the Houston market in the third quarter, up 1.2 points from a year earlier, with about 803,000 units in place and 12,000 under construction. Separately, 3L Real Estate is converting an office tower at 1031 Main Street downtown into 553 apartments. A ULI and PwC report also named Houston the top market for homebuilding expectations next year.

For developers and lenders, the takeaway is that suburban master planned communities continue to generate multifamily pipelines alongside single-family growth.
