Lakewood Approves 388-Unit Apartment Project Replacing Former Office Building
The City of Lakewood has recently approved a significant residential development by Texas-based developer JPI, slated for a nearly five-acre site at 3200 E. Carson Street. This project involves the demolition of a 1980s office building, formerly owned by AARP until its sale in December 2025, to make way for a new five-story structure. The plans detail 388 residential units within a development totaling over 630,000 square feet, which includes both the living spaces, amenity areas, and a dedicated parking structure. Architecture firm AO is credited with designing the complex, which represents a substantial addition to the local housing stock. This initiative underscores a growing trend of converting underutilized commercial properties into much-needed housing, especially in supply-constrained markets. JPI is actively expanding its presence in Southern California, with similar residential projects underway or planned in Gardena, West Carson, and Downtown Long Beach, highlighting a strategic focus on the region. For developers and investors, this approval signifies the city's receptiveness to increasing housing density through adaptive reuse, offering a precedent for future conversion opportunities.
