Santa Monica-based Duxre, a commercial real estate deal platform, has launched AI Brief, a new software system designed to enhance the accuracy and efficiency of AI analysis in property transactions. Introduced on Tuesday, AI Brief converts complex, unstructured sales and leasing data, such as offering memorandums and financial spreadsheets, into a streamlined Markdown format. This process significantly reduces file sizes from up to 50 megabytes to just 30-40 kilobytes, making the data more efficiently readable by large language models (LLMs) like ChatGPT and Claude.

Sean Fulp, founder and CEO of Duxre, highlighted that the tool addresses critical issues faced by CRE professionals, particularly the "hallucination" and inaccuracies often generated by LLMs when processing lengthy, unoptimized documents. AI Brief employs deterministic code for mathematical calculations and structural integrity, ensuring figures are derived from source data rather than model interpretation. An integrated evaluation layer further verifies the output for accuracy and completeness before delivery. This innovation is crucial for developers, architects, brokers, lenders, and land-use attorneys who rely on precise data for informed decision-making. The practical implication is a more reliable and cost-effective use of AI in real estate, potentially narrowing bid-ask spreads by mitigating disinformation.
