Santa Monica Affordable Housing Project at 1238 7th Street Undergoes Design Revisions
A proposed affordable housing development located at 1238 7th Street in Downtown Santa Monica has undergone design modifications, which were recently reviewed by the Santa Monica Architectural Review Board. Developer Hankey Capital plans a four-story building featuring 28 rental units and resident amenities. This iteration of the project reflects a slight increase in density compared to earlier presentations. Ottinger Architects continues as the firm responsible for the updated design.
The architectural concept for the project centers on dividing the building into two distinct forms. This separation is achieved through strategic breaks in the massing and the use of varied materials. A central, narrow vertical circulation spine will connect these two forms, accented by perforated green and metal screens and topped with a canopy, as detailed in a staff report. This development is part of Hankey Capital's broader engagement in Santa Monica, following its acquisition of multiple properties, including a neighboring site at 1524 7th Street, after the default of previous owner WS Communities. The firm also has plans for a high-rise residential tower on that adjacent parcel. For developers and lenders, this project illustrates the ongoing efforts to deliver affordable housing in high-demand urban areas, subject to local design review processes and evolving project specifics.
