Santa Monica Architectural Review Board Reviews 232-Unit Lincoln Boulevard Housing Project
The Santa Monica Architectural Review Board is currently evaluating updated plans for a significant housing development located at 1238 Lincoln Boulevard. Lincoln Property Company proposes an eight-story building on the former site of the Boys & Girls Clubs of Santa Monica, featuring 232 studio, one-, and two-bedroom apartments. The project incorporates density bonus incentives, allowing for a larger structure than standard zoning permits, in exchange for setting aside 24 units for moderate-, low-, and very low-income renters.
Designed by Patrick Tighe Architecture, the contemporary podium-type building will include basement parking for 306 vehicles. The design emphasizes a 'U'-shaped form to maximize views, sunlight, and ocean breezes for common outdoor areas, including a central ground-floor courtyard and rooftop decks. This development continues a trend of significant residential construction along Santa Monica's Lincoln Boulevard, extending northward from previous projects by other major developers. The approval of such projects is crucial for addressing housing supply in the region.
