AMG Land Development Plans 124-Unit Affordable Project in San Rafael

AMG Land Development has submitted preliminary plans to construct a 124-unit affordable housing development at 88 Vivian Street in Southeast San Rafael. The proposal would redevelop a 2.4-acre site currently occupied by a bowling alley and surface parking near the San Rafael Creek waterfront.

Designed by Arris Studio Architects with landscape work by Thomas H. Phelps, the project entails two buildings spanning roughly 123,640 square feet. Building 1 will stand three stories tall, while Building 2 will rise four floors. Unit distribution includes 12 studios, 57 one-bedroom, and 55 two-bedroom residences. Income restrictions designate 98 units for low-income households and 24 for moderate-income residents, alongside two manager units. Plans also provide 179 vehicle parking spaces and 170 bicycle stalls.

To achieve the proposed density and expedite approvals, the developer is leveraging California's State Density Bonus Law, Senate Bill 330, and the Housing Accountability Act. This filing reflects ongoing builder utilization of state housing statutes to unlock larger infill multifamily developments on underused suburban commercial parcels.
