
Nexus Development Secures $276M Refinancing for Newport Beach Senior Housing Properties
Nexus Development has secured a substantial $276 million in refinancing for two of its senior housing communities, Vivante Newport Center and Vivante Newport Mesa, located in Newport Beach, California. Bank of America provided a $140 million loan for the 99-unit Vivante Newport Center, while JLL Real Estate Capital supplied $136 million for the 296-unit Vivante Newport Mesa. JLL Capital Markets was responsible for arranging these financings.
The $140 million loan for Vivante Newport Center is notable, equating to approximately $1.4 million per unit, which is among the largest per-unit financings recorded in the senior housing industry. Vivante Newport Center, a six-story property opened in 2022, offers extensive amenities including restaurants, a fitness center, and an indoor pool. Vivante Newport Mesa, a larger campus with 296 units, opened in phases between 2013 and 2020.
This transaction highlights continued investor confidence and liquidity within the high-end senior housing market, particularly for well-located, amenity-rich assets. For developers and lenders, it underscores the potential for significant refinancing opportunities in this specialized real estate segment.
