Environmental Review Initiated for 791-Unit Murphy Village Project in Milpitas
The City of Milpitas has begun the environmental review for Murphy Village, a large-scale residential development slated for a 38.5-acre business park in Santa Clara County. Project sponsor Toll Brothers plans to construct 791 dwelling units, comprising 174 single-family detached homes, 381 townhouses, and 236 units within a five-story apartment complex.
This master plan also incorporates private open spaces, including parks, paseos, and a community park. Proposed amenities feature outdoor dining areas, a potential 3,000-square-foot retail space for a cafe or wine bar, and a bicycle maintenance paddock. The site is located along Tasman Drive, near Coyote Creek and the border with San Jose.
Public comment is currently being accepted by the City of Milpitas to inform the Environmental Impact Report. Construction is projected to start in late 2028, with an estimated completion by 2032. Developers and lenders should monitor the EIR process closely as it will shape the project's final scope and timeline.
