Boca Raton-based developer Grover Corlew has acquired 200 East Broward, a 21-story office tower in Downtown Fort Lauderdale, for $69.7 million. The building offers 235,211 square feet of office space within a 447,253-square-foot property that is 75 percent occupied. It sits along Southeast Third Avenue, across from a federal courthouse, and was built in 1991.

The buyer plans to invest roughly $20 million over the next two years to add an amenity deck with a gym and conference facilities. Principals Mark Corlew and Anuj Grover are leading the project. JLL brokered the transaction on the sell side.

The seller, Miami-based Banyan Street Capital, acquired the asset in 2017 for $81.5 million according to property records, meaning the sale reflects a loss of nearly 15 percent. The article places the deal within a broader trend of Fort Lauderdale office towers trading at discounts, including Moishe Mana's September purchase of the 30-story 110 Tower for $89 million.

For developers and lenders, the pricing signals continued repricing in South Florida office assets, where value-add capital expenditure plans are being paired with discounted acquisition basis.
