Permits Filed for Fouquet’s Miami Mixed-Use Tower in Design District

Permit applications have been submitted to the City of Miami for Fouquet's Miami, a mixed-use residential and hotel project planned at 3995 North Miami Avenue. The site would hold two buildings of 12 and 24 stories, rising 185 and 309 feet. The joint venture includes Constellation Hotels Holding, Raycliff Capital, Miami Design District Associates and Fort Partners, with David Chipperfield Architects and CUBE 3 handling design and Mobius Construction Inc. listed as general contractor.

The filings include multiple demolition permits covering more than a dozen low-rise retail, office and commercial structures, along with site work, phased vertical construction and master construction permits. Those vertical and site permits remain pending approval.

Plans submitted earlier to the Urban Development Review Board call for 143 condominium residences, an 85-key hotel and 20 condo-hotel units, plus more than 50,000 square feet of ground-floor retail and 178 parking spaces. The ownership group acquired the assembled properties for roughly $170 million in late 2022. Residences are expected to start around $1.8 million, and the team is targeting completion in 2030.

For developers and lenders, the pending vertical and site work permits are the key milestones to track before construction financing and sales timelines can firm up.
