Developers Weigh Costs and Diminishing Returns of Miami’s Branded Condos

Developers in Miami are questioning whether branded condos still justify their cost. Panelists at a Bisnow Condoverse Reloaded event said brand exclusivity is fading as more labels enter the market, and that brand agreements are lengthy and require close coordination throughout design.

A September Knight Frank report cited at the event counts 31 completed branded condo projects in Miami, 42 under construction and 73 planned, with half of the planned pipeline using nonhotel brands. Only Dubai has more branded tower activity.

Costs are a central concern. Brand design and construction standards can account for up to 20% of a project's cost, and requirements for enhanced ventilation and HVAC add further expense. Developers are also spending heavily on sales galleries and amenities, which have grown 100% since 2020, according to ISG World. Brands can support unit premiums of up to 30%, but speakers said a brand only makes sense if it delivers meaningful pricing gains.

Some developers are staying independent. The 75-story, 296-unit 619 Brickell project, developed with Nobu and Foster + Partners, avoids a brand name to keep the focus on its architect and hospitality partner.

For lenders and builders, the practical takeaway is to test whether a brand's premium exceeds its full cost before committing to a partnership.
