Infinity Collective has revised its proposed mixed-use development in Miami Beach, on the site where the Epicure Gourmet Market once operated. The New York-based firm acquired the 1.4-acre parcel through a deed in lieu of foreclosure from Michael Shvo last year, reportedly for $28.3 million according to property records.

The updated plan reduces rental units by 38, bringing the total to 142 within a 14-story, 302,135-square-foot project at 1656 and 1680 Alton Road, near Lincoln Road. Office space would grow to 51,200 square feet, roughly 8,000 square feet more than before, and retail would add a little over 2,000 square feet on the first two floors. A five-story garage with about 365 spaces is proposed across the block at 1677 West Avenue.

The Planning Board is scheduled to hear the PBDW Architects application on December 8, after approving the earlier version in April. The site has been vacant since Shvo demolished the prior structure, and his earlier six-story office plan never began construction. Infinity Collective did not immediately respond to a request for comment.

For developers and lenders, the revision shifts the program toward office use and structured parking, so pro forma assumptions tied to the earlier unit count should be updated before the December hearing.
