New York-based developer Turnbridge Equities is advancing plans for Reserve at One Sunset, a 20-story mixed-use tower located at 1920 Alton Boulevard in Miami Beach. Designed by ODP Architecture, the project is slated to reach 323 feet and will comprise 35 luxury units. Of these, 21 will be three- to five-bedroom condominiums, while the remaining 14 are designated as workforce housing.

The workforce housing units, ranging from studios to one-bedroom layouts averaging 510 square feet, are a strategic component to navigate building height regulations. Residency for these units will be reserved for households earning at least 120 percent of the area median income. The development also includes 4,343 square feet of ground-floor commercial space, likely for cafes or fast-casual dining, alongside amenities such as a wellness club, padel courts, and a resort-style pool. This project highlights a trend of integrating affordable components to facilitate larger developments in prime locations.
