
S3 Capital Provides $19.5M Construction Loan for Miami Beach Condo
Trinity Southern has secured a $19.5 million construction loan from S3 Capital for its Twenty Nine Indian Creek condominium development in Miami Beach. The financing coincides with the developer's acquisition of the 15,000-square-foot site for $8 million from JMH Development, and the immediate groundbreaking of the project. Located at 2901 Indian Creek Drive in the Mid-Beach neighborhood, the eight-story building is designed to house 16 luxury units, encompassing 24,842 square feet of sellable space, in addition to a parking garage. Dana Lozito, leading Trinity Southern, confirmed that 10 of these units have already been pre-sold. This transaction reflects the sustained appeal of high-end residential projects in Miami Beach for lenders. The ability to secure significant construction funding, particularly with a substantial portion of units already sold, demonstrates a robust market for well-located boutique developments. For developers and investors, this signals continued opportunities in South Florida's luxury housing sector, emphasizing the importance of strong pre-sales and strategic site acquisition.
