New York-based developer Turnbridge Equities is advancing plans for "Reserve at One Sunset," a 20-story mixed-use tower located at 1920 Alton Boulevard in Miami Beach. Designed by ODP Architecture, the project is slated to reach 323 feet and will feature 35 residential units alongside 4,343 square feet of ground-floor commercial space, likely for cafes or fast-casual dining.

The residential component includes 21 luxury condominiums, ranging from three- to five-bedroom layouts. Crucially, the development also incorporates 14 workforce housing units, which are smaller, studio to one-bedroom apartments averaging 510 square feet. Floridian Development reports that these workforce units are a strategic element to navigate certain building height regulations. Residency for these units will be restricted to households earning at least 120 percent of the area median income (AMI).

Amenities for residents will encompass a wellness club, multiple padel courts, and a resort-style swimming pool. This project signifies a notable addition to Miami Beach's luxury and mixed-income housing inventory, demonstrating how developers can leverage specific housing provisions to achieve desired building scales in regulated urban environments.
