
Turnbridge Equities Plans 20-Story ‘Reserve at One Sunset’ Tower in Miami Beach
Turnbridge Equities, a New York-based developer, is planning the "Reserve at One Sunset," a 20-story luxury tower at 1920 Alton Boulevard in Miami Beach, Florida. The project, designed by ODP Architecture, will include 35 residential units. Of these, 21 will be luxury condominiums ranging from three to five bedrooms, while 14 smaller units are designated for workforce housing.
These workforce housing units, averaging 510 square feet, are intended for households earning at least 120 percent of the area median income. Their inclusion is a strategic decision to bypass certain building height regulations, allowing the tower to reach 323 feet. In addition to residential spaces, the development will feature 4,343 square feet of ground-floor commercial space, likely for cafes or dining establishments. Amenities for residents will include a wellness club, padel courts, and a resort-style swimming pool. This project demonstrates a common approach by developers to integrate specific housing components to achieve desired building heights in regulated urban markets.
